  • 1) Why book my Residence direct?
    By booking with JW MARRIOTT RESIDENCES AL MARJAN ISLAND DIRECT you will bypass the availability allocation we offer through third party real estate brokerages and receive preferential access to direct availability. That means you will be able to select your preferred choice of Residence position within the building and view. In addition, you will receive access to any direct incentives we may be able to offer.
  • 2) What methods of payment do you accept?
    Manager's cheque/banker's draft or wire transfer are the normally accepted methods of payment. However, by booking with JW MARRIOTT RESIDENCES AL MARJAN ISLAND DIRECT we can accept payment by cash or crypto as well as by personal cheque.
  • 3) Is the Payment Plan flexible?
    If you book your Residence direct with JW MARRIOTT RESIDENCES AL MARJAN ISLAND DIRECT we can discuss options to help make the payment dates more convenient for you.
  • 4) What is the initial deposit?
    You can reserve your Residence with an initial reservation deposit of AED50,000 / USD13,500.
  • 5) Do I need to be in the UAE to make the purchase?
    We can schedule a video call to allow us to meet virtually, enable a screenshare and conduct a full presentation to show you everything you need to know for a clear understanding of the project and the processes. All documentation and funding can be undertaken from outside the UAE.
  • 6) What happens if I am late with a payment?
    You will not lose your Residence. It will be necessary to make payment as soon as possible. However, we can discuss a payment timeline that works for you.
  • 7) What happens if I cannot complete payment for my Residence?
    If your situation changes to the extent that it becomes impossible for you to complete payment, we can resell your Residence and reimburse you accordingly.
  • 8) Can I resell my Residence before completion?
    Yes, after the 20% payment milestone has been reached and your Residence has been registered with the RAK Land Department you may resell. We will be able to assist you to find a buyer or you may resell through a nominated third-party.
  • 9) Are there any taxes to be paid?
    There are no taxes payable in the UAE either on income generated from renting property or on the profit made from the sale of property. In Ras Al Khaimah the RAK Land Department charge a 4% property transfer tax which is payable on completion of the project at handover when you receive your keys.
  • 10) Will my Residence be fully furnished?
    Yes, everything required to live in your Residence and to enter the JW Marriott Residences Al Marjan Island Opt-In Rental Program is included in the sales price. All items will conform to JW Marriott brand standards and a complete itemized inventory of everything included will be provided.
  • 11) When will the project be completed?
    JW Marriott Residences Al Marjan Island will be completed and ready for handover in Q4 2027. The Ras Al Khaimah government has decreed that all development on the Al Marjan Island complex must reach a sufficiently completed stage in order not to impede on the function of the island complex as an operational resort when Wynn Resorts opens in 2027.
  • 12) Can I rent my Residence on a short-term rental basis?
    JW Marriott Residences Al Marjan Island is connected to and will be managed by our 264 key JW Marriott Al Marjan Island Hotel. To preserve JW Marriott brand standards within the building complex, JW Marriott does not permit the use of third-party holiday home rental agencies or the listing of branded Residences on unauthorized third-party holiday booking sites. The JW Marriott Opt-In Rental Program allows owners to take advantage of the rates and global reach of the JW Marriott Hotels and Marriott International global booking system. Alternatively, owners can enter a private rental contract with a fulltime tenant on an annually renewable basis.
